Design & Projects is EM3's engineering arm, where a decarbonisation or efficiency idea becomes a costed, buildable, commissioned reality. We take the concept, prove the business case, design it to issue-for-construction grade, and stay on it through procurement, construction and commissioning.

The work runs the full lifecycle: technical and financial feasibility, energy modelling, technology selection, the basis-of-design stages (BoD-A, B and C), detailed design and IFC drawings, tendering and procurement support, PSDP/PSCS and construction oversight, commissioning and continuous commissioning. Vendor-agnostic throughout, so the design serves the site, not a supplier.

On a typical project, EM3 carries the engineering from a costed feasibility study through to a commissioned, verified system. The basis of design tightens cost accuracy at each stage (BoD-A to BoD-C), the IFC package is built to be tendered and constructed without a redesign on site, and oversight through construction keeps the as-built matched to the as-designed.

Frequently Asked Questions

What are the BoD-A, BoD-B and BoD-C stages?

They are the basis-of-design stages, concept (BoD-A), preliminary (BoD-B) and developed, IFC-ready (BoD-C). Cost accuracy tightens at each stage (typically around plus or minus 30, 20 and 10 percent), so the capital decision gets firmer as the design matures.

Are you tied to particular equipment vendors?

No. Every technology evaluation and selection is vendor-agnostic, we specify what the site needs and let the design, not a supplier relationship, drive the choice.

Do you only design, or do you support construction too?

Both. Beyond design and IFC drawings we provide tendering and procurement support, PSDP/PSCS duties in Ireland, construction and delivery oversight, and commissioning, so the design intent survives to handover.

What is continuous commissioning?

It is ongoing fault-finding and optimisation after handover, catching drift and faults so the system keeps delivering the savings it was designed for, rather than degrading quietly over time.
